COUNTY WATER | PAVED HIGHWAY | NO HOA | 3 TO 4 BR SOIL REPORT | MANUFACTURED HOMES OK Wooded land for sale in Cleveland County, NC: about 3.3 acres on paved NC Highway 10 near Casar, in the rolling foothills of Upper Cleveland County below the South Mountains. WHAT YOU CAN DO HERE: Build your home in the country, set a manufactured or modular home, plant a big garden, or simply own a quiet wooded piece right on a paved state highway with county water at the road. WHAT YOU CAN PUT HERE: The land is zoned R (Residential) by Cleveland County, with no HOA and no deed restrictions. The county allows a site-built home, a modular home, or a single or doublewide manufactured home (with county standards like house-style siding and continuous skirting). The zoning allows one home on this lot. ANIMALS WELCOME: There is no HOA, and we found no per-lot animal limits in the county zoning code, so a few chickens or goats for your own use should be fine (confirm with Cleveland County Planning). GREAT FOR: A first home on land, a manufactured home site, a quiet country homestead, or a builder looking for a lot on a paved road. BUILDING: A licensed soil scientist's report found three areas on the land suited for a conventional septic system, each large enough for a typical 3 to 4 bedroom home (preliminary; the county issues the final permit). The soil report is attached. A new survey is pending. Parts of the land are steep, so plan your homesite on the better ground and expect some grading. UTILITIES: County water is at the road (tap fee applies). Power lines run along NC Highway 10. You would add a septic system, which is normal for country land in Cleveland County. ACCESS: About 300 feet of frontage on paved, state-maintained NC Highway 10, at the corner of Hywood Road. A new driveway onto the highway needs a state (NCDOT) driveway permit. Not in a flood zone, and no wetlands mapped. NEARBY TOWNS: Casar 3 miles, Belwood 7 miles, Lawndale 12 miles, Shelby 21 miles, Hickory 24 miles, Morganton 25 miles, Charlotte 57 miles. AIRPORTS: Hickory Regional (HKY) about 25 miles, Shelby-Cleveland County Regional (EHO) about 26 miles, Charlotte Douglas (CLT) about 50 miles. THINGS TO DO: South Mountains State Park is just to the north (about 8 miles to the park's south side; the main entrance with High Shoals Falls is about 22 miles by road), and the Earl Scruggs Center in Shelby is about 21 miles. GOOD TO KNOW: The deed describes the land as the remainder of a larger tract and the county maps it at about 3.44 acres, so the new survey will set the final lines and acreage. How to Find the Property, Survey and Soil Test (soil report now attached; survey pending), and Property Documents (link to every file) are ready to review. Images enhanced for clarity.
